Maintenance and alterations to the residence
The tenant can only make alterations to the residence if the landlord has approved that the tenant can make the alterations in advance. It can also be agreed upon that the tenant can make alterations.
Some examples of alterations are painting the walls in a different colour, changing the flooring or removing a door.
Unfortunately the lack of written evidence can create challenges if the parties come to a disagreement. It can be wise to write down what alterations the tenant has received approval for.
