Not paying rent can be a valid reason for ordinary termination by giving your notice. What right you, as landlord, has to terminate the tenancy is regulated in the contract.

Termination with immediate effect is an extraordinary way to end the contract, and it requires that there has been a serious breach of contract from the tenant. If the tenant has stopped paying rent, the landlord may have a right to terminate with immediate effect.
When can the landlord terminate the contract with immediate effect?Eviction
If there is an eviction clause in the contract that give grounds for eviction if the tenant stops paying rent, you can request eviction from enforcement officer
Before eviction can be started you must send a warning to the tenant with a 14 day deadline to pay the unpaid rent. If the tenant does not pay within the deadline you can request eviction from the enforcement officer.
