Has the tenant moved out without returning the keys to the landlord?
If the tenant has not returned the keys by the end of the tenancy, and it is apparent that the tenant has moved out, the landlord can change the locks and claim the expense compensated by the tenant.
This usually also applies if the tenant does not return all the keys, for example if he has lost one key set. If the tenant has only lost the key to mail box or the washroom, it is sufficient to change the locks to the mail box or have a new key to the washroom made. If the landlord changes the locks, she should keep the receipt or the invoice for the expenses she has had.
If the tenant keeps the keys and consequently access to the residence, instead of returning the keys to the landlord, the tenant may be required to pay rent until the keys are returned.
