Tenancy contract
Pursuant to the rules in the Tenancy Act section 5-2 the tenant is obligated to follow ordinary rules for peace and quiet, and reasonable injunctions set by the landlord to keep keep peace and order.
The landlord can have given information about these rules verbally, or it can be written in the contract, or a separate document in addition to the contract. This is commonly known as house rules.
Even if there is not written down any specific house rules, the tenant must show care and consideration for their surroundings because the landlord has an obligation to ensure peace and order.
Common themes for house rules:
- It must be quiet in the building between 10/11 p.m. until 7 a.m.
- It is not permitted to keep animals
- The common areas, both inside and outside, must be kept in order
- It is not allowed to put garbage in the common areas
- Regulations concerning parking permits
It is only permissible to set reasonable injunctions. The landlord can therefor not deny the tenant to have visitors at the residence.
