What does the contract say?
Whether ordinary termination by giving notice is within the tenant's rights or not is usually written in the contract.
It is permitted for the landlord and tenant to agree to different solutions, for example that they cannot terminate the tenancy agreement the first year of the tenancy, or that they can only terminate for specific reasons.
Time specified and unspecified tenancy agreements
The tenant can terminate an unspecified tenancy contract, if nothing else is agreed upon.
The tenant can terminate a time specified tenancy if it is agreed upon, of if the landlord has not informed the tenant in writing that they cannot terminate the tenancy agreement.
