The tenant moves out before the end of the tenancy or notice period
The landlord and tenant's rights and obligations apply throughout the agreed tenancy period and the notice period. This means that the tenant initially must continue to pay rent, while the landlord must make the residence available to the tenant.
The tenant must as a main rule pay rent even if he moves out before the tenancy period has expired. The landlord can however in some cases be obligated to attempt to rent out the residence again. If the landlord does not fulfil this obligation, a claim for payment of rent or lost rent income can become wholly or partially void.
If the landlord finds a new tenant after the former tenant has moved out, the landlord does not have a right to receive «double» rent.
If the landlord and tenant has a time specified tenancy contract, the tenant may have a right to rent out the residence to someone else (sub-letting) for the remainder of the tenancy.
