Obligations of the landlord
The landlord is obligated to keep ordinary peace and order on the property, unless otherwise agreed upon.
Pursuant to section 5-2 of the Tenancy act you can agree on something other than what the law says about the landlords obligation to keep peace and order.
If you plan on agreeing on something other than the regulations of the law, we recommend that it is written into the contract.
The tenant is encouraged to report to the landlord in writing if they experience loud noise from other tenants or occupants of the property, or if other house rules are not being followed.

The tenant must follow ordinary house rules. The house rules will usually be a part of the contract. There may also be a separate document about the house rules in addition to the contract.
The Tenancy Act section 5-2 (Norwegian)Examples of house rules can be rules for when it must be quiet, the use of common areas and parking regulations. If you are having a party or renovating, you may be obligated to notify your neighbours in advance.
If a tenant breaks the house rules often, the landlord may give notice to end their tenancy. Following serious breach of the house rules, the tenant may consider terminating the contract with immediate effect. In such a case, the landlord must initiate termination pursuant to the rules in the Tenancy Act.
